A search connected to your villa
A home, family holidays and rental plans do not always lead to the same plot. We start with your intended use, area, floor space and overall budget. The plot is considered alongside the future villa: siting, access, terrace, garden and maintenance needs.
A listing provides a first impression. Moving forward means connecting what you see on site with the land documents and the rights actually offered. We coordinate project preparation; independent legal advice and any necessary technical studies support the decision.
Documents to gather before committing
Ask for the available documents before settling on a plot. The land title, boundaries, encumbrances and access documents need to be reviewed by the relevant professionals. Seller identity and rights are part of that review.
Foreign land ownership is restricted in Thailand. Rights in land and buildings are separate. A lease, company or renewal promise should not be presented as an automatic guarantee. The proposed arrangements require review against your circumstances, the documents and applicable rules.
| Item | Documents and questions to review |
|---|---|
| Title and seller | Title copy, seller identity and proposed rights |
| Boundaries | Plan and correspondence with the plot visited |
| Encumbrances | Charges and restrictions for professional review |
| Access | Physical access and access rights checked separately |
| Utilities | Water, electricity, wastewater and connections |
| Building | Proposed siting and constraints to verify |
Review access for both stays and construction
A visible road and a legal right of way are separate points to review. Technical preparation also considers access for machinery and materials, circulation around the future villa and day-to-day access.
Discuss these matters during the search with architectural design in mind. They help compare plots against criteria relevant to your plans: journeys, access, siting and preparation costs.
Connect the plot to the construction budget
Terrain, drainage, earthworks and connections affect site preparation. The asking price alone does not represent the budget for your villa. Compare plots alongside the intended work, then review each cost against the quotations.
Do not add preparation costs again if they are already included in a package. The same applies to studies, applications and utilities. This builds a coherent budget without assuming a standard price for every plot.
The next stages stay connected
Land search is free within our land-and-build support. This applies to the search; purchase or land rights, studies, applications and building work follow their own budget and scope.
Once a plot is selected and checked, we connect design, permit applications and construction. Video updates help you stay informed from abroad and complement local technical checks. To start, share your intended use, preferred areas, budget and any documents for a plot you have already identified.
