Budget & construction

How do you budget for building a villa in Krabi?

Start your Krabi villa budget with a defined package, then check its scope, land arrangements and project costs. The dated Lakeside Bliss offer provides a reference: from THB 8,990,000, or THB 9,990,000 for the turnkey package.

Start with a villa and a defined scope

Costs depend on the plot, floor areas and specifications. To compare projects, bring together the plans, indoor and outdoor areas, equipment, pool and specification. A personal home and a rental villa may need different fittings, and these choices belong in design.

A price per square metre can support the discussion once the scopes match. Keep the same area definitions and inclusions: terraces, gardens and equipment cannot be treated as equivalent to interior living space.

A concrete reference: the two Lakeside Bliss packages

Lakeside Bliss is a development in Nong Thale with three bedrooms, three bathrooms, 150 m² of living space, a 45 m² terrace and a 4 × 8 m pool. The offer confirmed on 11 October 2026 sets out two alternative packages. Choose one as your budget starting point; the two prices are not added together.

Handover is planned for January 2027. The dated unit offer and contract documents set out your price, specifications and schedule. This is a development currently in progress.

Match each cost item to the quotation

The budget brings together land rights, site preparation, studies, applications, building work and the chosen equipment. How each item is covered depends on the package and plot. Do not add an item again if it is already included in the unit price.

Terrain, drainage, equipment access, water, electricity and wastewater belong in preparation. Quotations and their schedules help separate included work, separately priced items and items still requiring a proposal.

Budget for life after handover

Initial costs are separate from annual running costs: maintenance, utilities, repairs, insurance and equipment replacement. Personal stays affect the periods available for guests.

JLT Estate management is offered at 20% of rent received after platform commissions. Villa operating costs remain separate from that fee. For rental plans, consider expenses and personal-use dates alongside your assumptions; income and occupancy are not guaranteed.

To help you decide

Your questions, answered.

Are the two Lakeside Bliss prices added together?

No. The offer confirmed on 11 October 2026 has a starting package from THB 8,990,000 and a turnkey package at THB 9,990,000. They are alternative packages, to be read alongside the unit specifications.

How can I avoid counting a cost twice?

Match every cost item to the quotation and specification. Land rights, studies, connections, pool, furniture and associated charges should be identified as included, separately priced or still to be proposed. Add only costs that are not already covered.
