What the team handles

Management connects marketing your villa with its day-to-day running. The JLT Estate offer includes online booking-platform marketing (OTAs), check-in and check-out, guest assistance seven days a week and WhatsApp support. Rates are set with your investment objectives in mind.

Coordination also covers the staff assigned to the property, maintenance, suppliers, inventories and purchases to organise. Regular photo checks and monthly reports make that follow-up visible to the owner.

How is the 20% fee calculated?

The fixed rate applies to rent received after booking-platform commissions have been deducted. The fee is therefore calculated on the amount received after those commissions, before other villa expenses. Running costs are not absorbed by the management fee.

The following example illustrates the calculation only: if THB 10,000 is received after platform fees, management costs THB 2,000. The THB 8,000 balance still needs to cover applicable expenses and obligations. This arithmetic example is not an actual booking or a revenue forecast.

Separate management from property expenses

Utilities, maintenance, repairs, purchases, equipment, staff and insurance also belong in the operating budget. The management agreement sets out scope and spending arrangements. Coordinating work and paying for that work are separate matters.

Rental assumptions also need to account for personal stays and available dates. Income, occupancy and returns are not guaranteed. Buying a villa does not automatically authorise tourist rentals; the operating conditions need review for the project.

Plan the full villa budget

Stay informed from abroad

The owner portal is accessible 24/7 with a real-time booking calendar. You can plan personal stays around it. Monthly reports detail financial and operational activity, while photo checks help you follow the condition of the villa.

Guest assistance is available seven days a week. WhatsApp support complements communication with the team. Owner portal access 24/7 and guest support seven days a week describe separate services.

Declarations, statements and insurance

JLT Estate handles TM30 declarations for stays within its management service. Statements are issued on the 10th business day, with owner payment within the following five business days. Security deposits are not held in a separate account.

The owner must arrange insurance appropriate to the villa and its use. JLT Estate is not liable for consequences of the owner’s failure to insure, subject to applicable law. The legal information details scope and responsibilities.

Prepare management for your villa

For our first conversation, share the property location, its stage and your intended use: a home, personal stays or rentals. We can explain the service and discuss the organisation that suits you. For a development such as Lakeside Bliss, management can be planned as part of the wider villa project.

To help you decide

Your questions, answered.

Is the 20% fee calculated before OTA commissions?

No. Booking-platform commissions are deducted first. The 20% rate applies to rent received after platforms; other property operating costs remain separate.

Is the balance after management the net income?

The balance still needs to cover applicable costs and obligations, including maintenance, utilities, repairs, insurance, staff and other property expenses. The guide separates the fee calculation from a return forecast.
